2. NAV估值什么意思
NAV（全称Net Asset Value）估值意思是它为企业价值设定了一个估值底线，对内地很多"地产项目公司"尤为适用。而且NAV估值考虑了预期价格的变化、开发速度和投资人回报率等因素，相对于简单的市盈率比较更加精确。
NAV 本身是一个定时器（timer），用来指定预计要占用媒体多少时间，以微秒（μs）为单位。工作站会将NAV设定为预计使用媒体的时间，这包括完成整个操作必须用到的所有帧。其他工作站会将NAV的数值倒数至零。
NAV估值有明显的缺点，其度量的是企业当前有形资产的价值，而不考虑品牌、管理能力和经营模式的差异。NAV估值的盛行推动了地产企业对资产（土地储备）的过分崇拜。
在NAV引领下，很多地产企业都参与到了这场土地储备的竞赛中来。地产企业形成了NAV"崇拜"下的新生存模式：储备土地--做大市值--融资--再储备土地。
NAV估值法固然有可取之处，但对于高负债的地产公司还需谨慎。高负债率蕴含着更大的风险，破产的公司基本上都是高负债公司。可以适当考虑宏观经济以及相关公司的品牌以及存货周转率（营销能力）。
